Central Kentucky Real Estate Market Update: July 2026

The Central Kentucky housing market set a new record in July 2026. The regional median sale price reached $310,000 — the highest price point ever recorded in our monthly tracking, a 6% increase from July 2025 and a 3% jump from June’s then-record of $300,000. Combined with a record $539 million in total sold volume and the highest July sales total in five years, July’s data reflects a market operating at full strength heading into fall.

July marked the eighth consecutive month of year-over-year sales growth across the region. Inventory remained above 4,000 homes for the third consecutive month — the first time that has happened since the start of the pandemic in 2020 — giving buyers the most options they have seen in seven years.

New construction activity also stood out. July saw 162 new home sales, the second highest total since 2010 and the most in six years, up 30% from a year ago. That additional supply is giving buyers options across a range of price points and locations throughout the region.

The average 30-year fixed mortgage rate in July was 6.54%, up slightly from 6.49% in June but still below the 6.72% average from July 2025. Rates are expected to remain in the mid-6% range through the rest of the year, with modest declines possible but a return to near 6% considered unlikely without a significant change in inflation or broader economic conditions.

For the year, home sales are up 7% with 8,515 transactions recorded through July, compared to 7,975 during the same period in 2025. The year-to-date median of $294,900 is up 4% from $284,900 in 2025.

Franklin County (Frankfort)

Franklin County posted steady price results in July, with the median sale price rising 2% to $282,000. Transaction volume came in at 50 homes, down 2% from last July’s 51 closings. While the month-over-month story is modest, the year-to-date picture is more telling: the median is up 6% at $270,500, reflecting consistent appreciation across the first seven months of 2026.

Frankfort remains one of the most accessible markets in Central Kentucky, with a median meaningfully below both Lexington ($375,000) and Georgetown ($370,000). For buyers seeking value within the region — combined with proximity to state government employment and easy access to surrounding counties — Frankfort’s price point continues to make it a compelling option.

Anderson County (Lawrenceburg)

July median: $284,990 (+4%)  |  Homes sold: 36 (+20%)

Anderson County had a strong July, with the median sale price rising 4% to $284,990 and closed sales jumping 20%, from 30 homes in July 2025 to 36 this year. Year-to-date, Anderson County has 177 homes sold, up 16% from the same period in 2025, with a median of $283,000, up 3%.

Lawrenceburg continues to attract buyers who want to remain in the Central Kentucky region at a price point below the larger markets. The consistent year-over-year sales growth tells a clearer story than any single month: demand in Lawrenceburg is real and building.

Woodford County (Versailles and Midway)

July median: $383,900 (flat)  |  Homes sold: 39 (+50%)
YTD median: $374,000 (+5%)  |  YTD sold: 182 (+23%)

Woodford County’s defining July story was volume. Transaction count jumped 50%, from 26 homes in July 2025 to 39 this year, even as the median price held essentially flat at $383,900 — virtually unchanged from July 2025’s $382,443.

In a market like Woodford County, where monthly transaction counts are relatively low and individual closings can influence the median significantly, the year-to-date figures offer the most reliable read on the market’s direction. Through July, Woodford County has 182 homes sold, up 23% from 2025, with a median of $374,000, up 5%. That combination of steady price appreciation and strong volume growth reflects consistent, sustained demand in one of the region’s highest-value markets.

Scott County (Georgetown)

July median: $370,000 (+6%)  |  Homes sold: 108 (+5%)
YTD median: $359,900 (+1%)  |  YTD sold: 551

Scott County posted solid gains in July, with the median price rising 6% to $370,000 and closed sales up 5% to 108 homes. Georgetown’s continued expansion along the US-62 and I-75 corridors keeps drawing buyers who want access to Lexington’s job market with more space and a competitive price point.

Year-to-date, Scott County has 551 homes sold with a median of $359,900, up 1% from 2025. Transaction volume is running closely in line with last year’s pace through July, and the month-over-month activity in Georgetown reflects a market that remains consistently active.

Fayette County (Lexington)

Fayette County led all five of our core markets in price appreciation in July, with the median rising 7% to $375,000. Transaction volume came in at 376 homes, down 3% from July 2025’s 388 — a modest dip that reflects the dynamic of rising prices absorbing available inventory even as buyer demand stays strong.

Year-to-date, Fayette County has 2,324 homes sold, up 8% from 2025, with a median of $355,000, up 4%. Lexington continues to lead the region in both volume and price appreciation, anchored by deep, diverse demand across multiple price points and buyer profiles.

July delivered two records simultaneously: a new all-time high median price and a new record for total sold volume. The market is not just setting price records — it is also setting transaction records, which means the demand behind those prices is real and active.

What This Means for Buyers

July’s data presents a clear message for buyers: more choices than you have had in years, but prices that are not waiting. Inventory is at its highest July level in seven years, and at 41 days on market, buyers have more time to make considered decisions than they had at the height of the seller’s market. Those are genuine advantages worth using.

What the data does not support is waiting for prices to come down. The regional median hit an all-time record in July, four of our five core counties posted year-over-year price appreciation, and total sold volume set its own record.
